How Much to Wait to Buy a Home?

Buying a Home: The Issue of Waiting Too Long

Today, many home buyers adopt ‘wait and watch’ strategy, which is a main reason why aspiring home buyers are not moving forward to purchase the home. The reasons could be many, why the home seekers are idle rather than getting their dream home. The most significant could be negative real estate markets information about the trends through different channels.

In today’s scenario, the Indian buyers are waiting for two things to  happen-for property price to come significantly down, and the home loan interested to become lowest as possible. From these two factors, the property prices coming down is a major factor to make their purchasedecision pending.

http://www.pravesh.co/

There are also other reasons why people who long to own a home do not take the plunge. For example, they may be confused by conflicting objectives and are looking at whole issue of home buying from an investor’s perspective rather than the house owner’s perspectives. Such mind sets has resulted in people either waiting for the right entry point –the lowest point to which prices shall drop or worrying about the non-liquid nature of the property (in comparison with other liquid instruments such as stocks, gold, silver etc.)

Another reason for buyer paralysis could be the size of the home they want to buy. Every buyer want to buy large house for more facilities and to envy their friends and relatives. But, now a days, the average sizes of home has been reduced by the developers as the prices have gone up. Since the home beyond particular sizes are beyond their purchasing capacity, they wait till their savings increases enough to purchase the desired sized home.

For this kind of buyers who adopt ‘wait and watch’, a deeper understating of real estate market and options available to them can bring them closer to achieve their goal of home buying:

Waiting for home loan interest to come down:

Home loan rates are decided by state of the economy. Even banks cannot arbitrarily bring down the interest rates, without considering economic factors and RBI (Reserved Bank of India) rates. When the whole economy improves, the lending norms and rates generally improves. This is deepened on large macro factors of the economy, so the rates will not move that easily. You will be benefited by the reduced home loan interest rates if declared by the bank, if you have chosen for floating interest rate option in home loan, so anyway you are going to be benefitted from the home loan interest rate cut.

Waiting for Prices to come down:

In real estate price correction generally do not happen the most people imagine. Even if the price rates correction occurs, it might be only for particular cities- and especially the locations within the cities, where the supply is significantly higher than demand. If sales are taking places, but at
a slower rate, the prices are expected to be stagnant. If anybody wants to buy a property, they are safe enough in this stagnant price scenario, however low risk is involved in property purchase at this time. The home buying is a considered as a long term investment and in long run, it is believed that the property will not give you negative returns.

Waiting to Buy a Bigger Flat

Size does matter- but not that much. If you are in position to buy a 3 BHK flat in a good location today, one can be assured that it will appreciate in value in future. Assuming your income to grow steadily as well, you will be able to upgrade to a bigger home in a few years. If you are planning for larger home, the prices of that property will also increase if it is in a good location and good property. So do not wait to buy a large house, you can anyway buy it in future.

Property as an investment :

Home purchasing and investment in property are two separate things as the goals are different for each. A home is a one thing we buy to live for and to get a secure place for our family. It is a place where we feel secure and we find peace with our loved ones. An investment property is something we buy to get good profit in future or to rent it our till then. Homeowners view their homes as source of stability and security, while investors see their holdings as tradable commodities.

http://www.pravesh.co/

Like all mind sets, the wait-and-watch strategy can become chronic one for no better reason than that it has become a habit. The decision to postpone the purchase of home, should not be on the basis of limited information, whereas it should solely on the basis of your goals and purpose. Otherwise you will put your dream home further and further out of reach. In short, if you want to buy a home, do not wait, go and purchase it. There is no right time than now, to buy a home for your family.

Reading the Floor Plans-What to Look For?

The Floor Plan is an important document to analyze before you buy a house or flat/apartment

When you are on house hunt, you tend to visit new and upcoming properties every other day, may be with your family. During these visits, builder’s sales team pitch you their project, in which they show you floor plan of the building, which is crucial document. The floor plan can give you the instant view of your probable future home. So, it is very important to analyze and understand the floor plans properly.

Generally, we interchange terms- “floor plans” and “layout plans” in common conversation, but it is should not be the case as both are different terms. A layout plan will give you the placements of the buildings, open space, gardens, parking etc. on the whole property. It is the plan at a larger scale, on the whole property (whole society, plot or city). A floor plan is a diagram, mostly to the scale, showing a view from above of the relationships between rooms, spaces and other features at one level of the structure.

A floor plan shows the following at a glance in general:

  • The place of rooms and kitchen with respect to each other
  • The place of doors and windows
  • The direction the house is facing
  • Dimensions of each room
  • Storage spaces provided by the builder
  • Position of different flats on the single floor, lift and staircase provisions

    Pravesh

How to Read the Floor Plans?

While analyzing the floor plans the followings points should be considered and questions should be answered by asking builder or looking at the floor plans. If floor planning is not proper it might create problems like inconvenience, poor natural lighting, and loss of space or unnecessary movement of people, which will cost privacy. Check for dimension of each room as mentioned in floor plan, which will give you idea of size of the room. Check whether the room size (dimensions) match your expected area of room or not. You can compare the floor plans with sample house if available to get the exact idea.

http://www.pravesh.co/

Here is the checklist that you should keep in mind while analyzing the floor plans:

  • Check the planning of the each room and movement flow of person from common areas to entrance of house/flat
  • Check total number of rooms as per your family size or your future needs
  • Are the dimensions of the room suited to your needs? You may need larger room size, often
  • The kitchen is very important part of your house, does it have enough space as per your needs?
  • Does the kitchen have slots created for appliances like refrigerator or mixture?
  • Generally, each bedroom have separate entrance door and should not be connected to each other, as it may hinder the privacy. Do you have to walk from one bedroom to get to other?
  • Check the storage space like cupboards or any other as per your needs
  • Is the children’s room near the parents? Would you prefer connected rooms?
  • How many common bathroom and attached bathrooms are provided? Is guest bathroom provided in common?
  • Is there proper cross ventilation in the flat/house? This is very important point for proper planned and ventilated home.
  • Which is the facing of the house? If you believe in Vastu Sashtra, then is it as per the Vastu Shashtra?
  • Do you get enough natural lighting? Check the sun shades, which might appear during the day time. Will it get morning sunlight or afternoon sunlight?

By analyzing and considering these points, you will get the overall idea of the property. However, you can get the best feel of the property once it is constructed or in the sample house.

Things to Do before Selling a Home - www.pravesh.co Pravesh Realty

Planning to sell your old house? Whether you’ve sold your home ten times or you’re going to be selling your first, there are things that you need to know before listing your home for sale. There are many sellers who think the home selling process is very easy and doesn’t take any preparation. This is not true, in most cases. Each selling deal will teach you a new things. So before you sell your homes, certain things you need to know.
Following are the things to know before selling a home.
  • Decision on whether to buy by own or by agent:
First thing you have to decide is that you want to sell your by your own or hire an agent for the same. Decision is totally depends upon the seller. If a seller thinks that he or she can able to handle different things that comes while selling a home, than they will not hire. In most cases people chooses an agent to sell a home as it saves their time, energy and agents supports them in real estate transactions.
  • Selection Of Good Realtor or an Agent:
After deciding to sell a home with a help of an agent, than choosing a right realtor or agent is very much important, because an agent is a person who will find the prospect buyers for your home, they will handle all the legal work, hosting all the buyers who will come to see your house and many more things.
  • Gathering Of All Necessary Documents and Papers:
As a seller you need to gather all the documents of house that is ask by the prospects buyer, these will ease up the deal because that will give enough information to the prospects. Buyers have to give full detailed information of their homes to agent, having information on the major mechanics of the home and also any updates that have been done to the home will be extremely helpful for your Agent.
  • Determining Your Selling Price:
Setting a price according to your location, size of the house, and market & area trend. Deal done in your neighborhood will help you to set an appropriate price. Choose an appropriate price, because many prospectus buyers will go only because they find the price higher than market price.
  • Preparing Your Home For Sale:

If you “stage” your home, well you are not only more likely to sell your home faster, but you might make it more valuable too. Tidy up, and get rid of excess clutter, give it a fresh lick of light colored paint, fix those little snagging things, get rid of bad colors, keep it clean.
  • Choose Among Your Offer:
There will be numerous offer you will receive, so which one to select? A common question that arises to seller of a house. Go through the each and every offer you receive, take opinion of your agent about it, and ask him which offeree will be good for us? Is he able to pay us on time? After getting all necessary answer take right decision on offer you receive.
  • Negotiate Well In Price:
Negotiation becomes easy when you have an agent on your side, they will help both buyers and sellers in negotiation process, but when you do not have agent in your process than question of negotiation well in price occurs. If you have never been involved in serious negotiations with savvy professionals, you are at a serious disadvantage. Your lack of experience could negate any of the benefits of having done it yourself.

In conclusion, consider the above points before you put your home for sale and smoothen the process of your real estate deals.

Paperwork in Real Estate-A Necessary Evil

The Most Tedious, Yet the Most Important Processes, Is To Keep All Your Documents in Order.
Purchasing a house is a once-in-a-lifetime decision for most everybody. Once needs to be utterly certain of the legitimacy of the property, given the fact that it would be most expensive purchase of the individual in their lifespan. The possible way to such a situation is possible is by conducting a proper due-diligence of the paperwork involved with property transaction and ownerships before finalizing your dream house or any other property.
The first step towards checking the paperwork if the property is at an under construction stage, is the title of the land and other legal documentation, which can ascertain of the land where the project is constructed is through legal source and follows the revenue department’s laws. The record of the property usually is held at the bureau of the deputy registrar or the deputy collector’s office, which can be obtained utilizing the proper procedure.
The second step, one needs to do in case of projects that are still under-construction is to make sure that the builder has all the necessary approvals in place, without which it would be considered illegal. On an average, the developer needs to obtain anywhere between 45 to 52 various kinds of approvals, right from the fire department to the environmental clearances. The various approvals for the project are given, in stages after the municipal authorities are satisfied about the authenticity of the project. For example, if the project has not got the occupancy certificate, then the developer would have problems getting the utility connections like water and power. Once should also check the development with the approved plans to ensure that the developer does not deviate from his promises.
If the buyer is purchasing a resale property from an investor/actual user, then other than above discussed documents, he/she needs to check and verify the share certificate, issued in the name of the seller. The buyer also needs to get a no-objection certificate (NOC) from the housing society and check the original copy of the purchase agreement from the seller. The NOC will ensure that the seller is indeed the owner and there are no dues against the property he owns and it is free of any mortgages. By checking the original purchase agreement, the buyer is assured that it’s not mortgaged.
In case, the buyer doesn’t have the knowledge or time to conduct proper due-diligence of the legal documents, then one should hire a professional real estate consultant or an advocate for this work. If you are going for a mortgage loan, then the bank will verify the documents and bank only gives the loan if documents are proper and legally valid. So your documents get checked by the bank, too, and you get some sort of surety for the document authentication.
In short, take care of the documents in real estate and enjoy your property and your investment.
